Properties can currently be let with an EPC rating of E and above.

In 2025, any new lets in England & Wales will require an EPC rating of C or above.

All other properties in the rented sector will require an EPC rating of C or above by 2028.

Propertyflo will be working with each Landlord individually and offering support and guidance on any alterations required to their assets where necessary to ensure their property meets these requirements.

Jeremy Hunt has implemented changes to Capital Gains Tax from April 2023. Landlord’s will expect to see the threshold for a tax free allowance to be halved from next month, and reduced again in April 2024.

MFS covers a breakdown of tax guidance for 2023/2024.

The purpose of this is to rebalance the rental market for tenants. Whilst this is has been effective, property professionals agree that this change will also impact tenants and may not be the best resolution.

Many of us are aware of the governments intentions to make changes to legislation in the private rented sector which consists of aboloshing Section 21 notices, making amendments to Section 8 grounds and increasing minimum standards of property conditions.

Goodlord have issued an article which provides a breakdown on what we can expect to be implemented within the next two years.

These changes have primarily been addressed to improve the living standards for Tenants however PropertyFlo can see there are benefits for Landlords as well.
